Our sweet spot in the Charlotte market are beautiful homes in working class neighborhoods. These homes are typically have a fair market value ranging from $100,000 to $200,000 and are usually of more recent construction, less than 12 years old. They usually range from 1,600 sq ft to 3,000 sq ft. Our offers will not exceed 70% of the current fair market value of the home, less the costs of repairs.
> A current CMA based on houses within 10% of the square footage of the subject property, within 1/2 mile, sold within the last six months
> The current absorption rate information based on the same criteria as the CMA (absorption rate = the total number of currently active listings [including "pendings" and "under contracts"] divided by the number of closed home sales in the past 30 days)
> a list of anticipated repairs needed to put the house in top condition
