The Gold Seal Homes Group, in partnership with T1 Funding and ADB Properties has been in the real estate business since 2001. We aren't agents, we are entrepreneurs. We didn't go under during this financial collapse and our investors and partners have continued to get their returns without interruption regardless of the stock market gyrations or housing market collapse.
How is that possible? Because we always treat our investor's and partner's money even more conservatively than we do our own. We only buy property at prices significantly below market value and only when we have a reasonable expectation of being able to get a positive cash flow off the property if we hold it.
Our strategy has allowed us to pay our investors without interruption despite the market turmoil.
Any investment adviser will tell you that the secret to making money is to buy low and sell high. The reason why people lost money in real estate in recent years is because they bought high and sold low.

We had just bought our very first home. But between the time we signed the contract to purchase and closing, the real estate agent messed us over. They drug things out so that the rates would go up and help out the seller. That made our payments jump from an affordable $700 per month to a crazy level of about $1,000 per month. On our income, there was no way we could make those payments. Since it was a VA loan, we figured the Government would step in and cancel the loan, saying, "Hey, these folks could afford $700 but there is no way they can pay $1,000 per month. We don't want to guarantee a loan for someone who obviously cannot pay it." Our hopes for rescue by the Government were vain. No one stepped in to save us. So, there we were, lying on our bed in our new home, surrounded by unpacked boxes, staring at the ceiling in despair. "How are we going to make the payments?" we asked each other. We managed it by taking second jobs, working very hard and scrimping until our income came up to exceed our outgo. But it was touch-and-go for a long time. It was miserable living that way. We determined then and there that if we could help others to avoid that kind of pain, we would!
